
Foundation Drainage & Waterproofing on Muskoka Bedrock

I’m back today to talk about
drainage, foundations, and waterproofing -
three elements that are absolutely critical when building on bedrock in Muskoka.
Why Bedrock Always Has Water
One thing we know for certain is that bedrock always weeps water. It’s constant. Water naturally moves through fissures and cracks in the rock, and you can clearly see those cracks throughout the exposed bedrock on site.
Because of this, we expect water to be present - and that’s exactly why how we build and protect our foundations matters so much.
Clear Stone for Proper Drainage
Behind this foundation wall, you’ll see a large amount of
clear stone.
Clear stone means no fines - no sand or stone dust - just clean, uniformly sized stone.
This is extremely important for drainage. Without fines, water can move freely through the stone instead of becoming trapped against the foundation wall.
In addition to the clear stone, we’ve installed a drainage pipe at the base of the foundation. The goal is simple: collect the water and move it away from the building as efficiently as possible.
Waterproofing the Foundation Wall
Drainage alone isn’t enough. On top of directing water away, we also rely on robust foundation waterproofing systems.
On this project, the ICF foundation wall has been treated with a spray-applied waterproofing membrane. This creates a continuous barrier that protects the concrete from moisture infiltration.
Over that waterproofing layer, we install a dimpled plastic drainage system combined with a fabric layer. This system creates an air gap that allows water to drain vertically down the wall while protecting the waterproofing membrane itself.
Together, these layers ensure water is managed properly before it ever has a chance to cause issues.

Between bedrock conditions, fluctuating water levels, and freeze-thaw cycles, Muskoka foundations require careful planning and proven systems. Every layer - from clear stone to drainage pipe to waterproofing - plays a role in long-term performance.
