POST & BEAM PACKAGE SPECIFICATIONS CEDARBUILT HOMES LTD.

SUBFLOOR SYSTEM - First & Second Floor

• 2x6 treated sill plate & gasket Solid Douglas fir beams or built-up floor beams
• 2x10 floor joists with cross-bridging
• 3/4" tongue & groove (T&G) plywood
• Sub-floor adhesive,joist hangers

2. EXPOSED POST & BEAM STRUCTURAL FRAME

• All timbers are select West Coast Douglas fir (air-dried or re-claimed timbers)
• Post & Beam timbers vary in size up to 18", depending on engineering and design
• Connections are test fitted, with most joists being housed (mortise & tenon or dovetail joints)
• All timbers are shop sanded

3. WALL SYSTEM

• Exterior walls are 2x6 stud frame construction 16" on centre.
• 7/16" O.S.B. wall sheathing & weather barrier
• Interior partition walls are 2x4 studs at 16" on centre
• Top and bottom plates, lintels, doubles and back-framing

4. ROOF FRAMING SYSTEM

• 2x12 roof rafters at 24" on centre
• 2x4 cross strapping at 16" on centre
• Outlookers, blocking and soffit framing
• 7/16" O.S.B. roof sheathing

5. LOFT FLOOR SYSTEM

• 2x6 tongue and groove Douglas fir decking to be installed over the floor timbers (planking will be exposed on both sides to provide a finished ceiling to the rooms below and finished floor upstairs)

6. INTERIOR STAIR SYSTEM

• Timber frame or hardwood stairs as per quote

7. EXTERIOR WINDOW AND DOOR PACKAGE

• All windows are Loewen brand
• Glazing is thermal pane, low-e, argon-filled glass
• Window styles can be casement, double-hung or awning Frames are solid wood, Douglas fir with extruded aluminium exterior cladding (choice of standard colours); 6 9/16" jambs
• Interior hardware has a concealed, multi-point locking system
• Velux skylights and flashing kits, if applicable
• Entry doors are solid Douglas fir, pre-hung ncluding hardware
• French, terrace and patio doors are Loewen brand, solid Douglas fir with exterior cladding

8. EXTERIOR SIDING & TRIM

• 1 1/2 x 1/2 batons to allow breathing gap behind wood siding
• Western red cedar siding (choice of bevel siding, board & baton, cedar shingles, etc.)
• Frieze boards and belly bands included
• Inside and outside corner trims in western red cedar
• 2x4 window and door casing in western red cedar
• Required flashings for windows and belly bands
• Cedar fascia boards, nominal 2" thick
• 1x6 soffit finish in T&G pine, finished with cedar stain

9. HARDWARE & MISC.

• Specialty fasteners
• Siding nails
• Touch-up paint
• Post & Beam layouts
• Detailed framing layouts

• Home design, design drawings and construction drawings are included
• All framing lumber is west coast spruce-pine and is kiln-dried
